Director, Real Estate

Growth Strategy & Market Planning:

• Lead annual market planning process to identify and prioritize target markets aligned with growth objectives.
• Own delivery against annual growth commitments including new openings, relocations, and portfolio optimization.
• Present market plans and portfolio performance to executive leadership.

Portfolio Management:

• Manage the full 213-studio portfolio, evaluating each location's performance and lease position.
• Lead lease renewal strategy and negotiations across the portfolio.
• Identify and execute studio relocations and closures where warranted.

Deal Execution & Cross-Functional Leadership:

• Serve as quarterback for all new deals from site identification through grand opening.
• Negotiate letters of intent and lease agreements directly with landlords and brokers.
• Partner with Design and Construction teams to deliver sites on time and on budget.

Team Leadership:

• Lead, coach, and develop a team of direct reports.
• Build team capabilities in market analysis, deal negotiation, and portfolio management.
